Updates on the Fitzrovia area developements

The onset of 2017 sees the advancement of many of the developments in the Fitzrovia area:

Astor College, 99 Charlotte Street

Refurbishment work has started on site of the existing student accommodation comprising 2 storey front extension, 8 storey rear extension and front central bay is being extended forward to provide 60 additional units.

The main entrance to the site is via Bedford Passage off Charlotte Street. This is a very narrow entrance and causes some difficulties for the lorries visiting the site. As such and with site traffic becoming greater there are traffic managers working on site to marshall vehicle movement.


80 Charlotte Street

Developers Multiplex have taken control of the entire site at 80 Charlotte Street, with the hoarding continuing around the building and demolition of the remaining structure to commence.

The pavement on the building side of the site is closed to pedestrians. The Partnership has succesfuly campaigned for the provision of an additional predestrian crossing at the junction of Charlotte Street and Chitty Street as a result.

It is expected there will be a significant increase in tipper lorries removing rubble from the area.

An additional tower crane will join the existing 2 on site at the end of February/beginning of March. The effect will be an increase in the volume of traffic in Charlotte Street in conjunction with the works at the Astor House site, 99 Charlotte Street.

The same logistic company has been employed to manage both 80 Charlotte Street and 99 Charlotte Street sites in an attempt to control the level of site traffic and reduce the impact of vehicles in the area.


77 -79 Charlotte Street

Demolition of the site is planned with a proposed start date of February 2017.


61 to 65 Charlotte Street

Ongoing, no updates of note.


Tottenham Court Road Tube Station

The North Plaza has now been completed to a temporary state and the final finish will come as part of the West End Project. All entrances are operating including the Dominion Theatre entrance.


The Avenue, 251 Tottenham Court Road

Hoarding to the site has been removed and the fit-out of 71,300 sq ft of office space and 13,970 sq ft of retail has commenced.

The paving around the perimeter of the site is being replaced and will be incorporated as part of the West End Project work. Currently tenants of the space are not known.


Huntley Street

Work continues with road closures in place.


UCLH site Grafton Way

Work continues with an newly estimated project completion date of 2020.


Middlesex Hospital Annex site – Cleveland Street

A proposal by Llewelyn Davies Architects on behalf of UCLH Charity for the Middlesex Hospital Annex site, parts of Tottenham Mews and Tottenham Street is being composed. The proposal consists of affordable homes, Commercial D1 space and public realm space.

Planning has been submitted under Reference number: 2017/0414/P (planning application) and 2017/0415/L (listed building consent)


Fitzroy Street 

Two trees on Fitzroy street outside 08 and 13 Fitzroy Street, please see below map, are going to be removed as part of London Borough of Camden’s felling and replacement programme. The felling works are scheduled for the week commencing 13 February 2017, and will be replaced in due course.
