Fitzrovia is having a moment!
New figures from CoStar show that Fitzrovia (tracked under the 'Noho' submarket which covers much of the area) has recorded its biggest year for office investment in almost a decade.
- Just under £850 million changed hands in the year to June 2026
- 4x the previous year's total
- 179% above the five-year average - the sharpest rise of any Central London submarket
Only six of the 26 submarkets CoStar tracks across London exceeded their five-year average at all - Fitzrovia didn't just make the list - it topped it!
What's driving this momentum?
Recent deals tell the story:
- Royal London Asset Management acquired 1 Newman Street for £250m (£2,000 per sq ft)
- Feldberg Capital purchased the Wells & More Building for £172m (from GPE, on behalf of Fastighets AB Balder)
- Ares Management and Sinar Mas Land secured the Copyright Building for £146m, following the earlier acquisition on New Cavendish Street
We're also seeing landlords like GPE, invest in leasing and repositioning their assets, now realising that value.
But beyond the numbers, this reflects that Fitzrovia is a genuinely mixed, vibrant destination, with life well beyond the working day, boasting exceptional connectivity via Tottenham Court Road and the Elizabeth line, Warren Street, Goodge Street, Euston Road.
