Future Fitzrovia Case Study

Wells & More (Great Portland Estates)

45 Mortimer Street
Office
123,200 sq ft

Led by the striking reception experience, designed by Conran and Partners, and an all year use courtyard, Wells and More is a beautifully reimagined, bespoke office space in the heart of Fitzrovia.

The building offers a mix of Ready to Fit spaces that GPE’s customers can design, build and manage, and fitted spaces that have been designed and crafted by GPE.

Minutes from Oxford Circus station, you are surrounded by the creative energy, world-class restaurants, bars, galleries and plentiful green spaces that Fitzrovia has to offer.

Sustainability

Through recent works, the energy use of Wells and More has been reduced through the installation of LED lighting in customer spaces and fossil fuels have been removed from site through the installation of four heat pumps.
Biophilic design has been integrated into the courtyard to maximise wellbeing for customers and enhance the property’s ecological impact.

Accreditation / BREEM

The spaces within the property that have been fitted out by GPE have been designed to a Gold standard against the sustainable certification SKA.

Sustainability is an increasingly important factor for a multi-campus organisation in Fitzrovia but we can’t do it on our own. To deliver sustainable solutions, we need to work collectively as an area. The Fitzrovia Partnership is making this happen.
